Two storey side extension + single storey rear extension + basement conversion + major refurbishment to an existing house on the edge of the Green Belt.

New open plan Kitchen Diner with new timber framed glazed porch at ground floor. Guest suite of rooms + cinema room in the basement. General upgrading and refurbishment to the rest of the house to increase natural light and improve energy efficiency. Bespoke feature timber staircase and off-road car parking were also fitted in. Complicated sloping site.

Lengthy and complex planning permission process as the new extension was located in the Green Belt. The Green Belt Planning Permission eventually granted successfully after a convoluted planning appeal. The high-quality design was praised by the appeal inspector. A mix of high quality natural and modern materials such as coursed rubble stone walling, Welsh slate roofing, through coloured renders and exposed internal steel beams were proposed.

Sadly, this project was not built due to budget restrictions and changing family priorities.

Green Belt Problems Solved:

Difficult planning permission + challenging structural co-ordination + competitive tenders from contractors
