Contemporary Extension: We worked from initial sketch designs to Planning Permission to completion on this old, dilapidated grand stone house that was extended and upgraded to create a contemporary extension that adds warmth, while creating a comfortable family home, fit for modern life in the 21st century. The old house was substantially remodelled with a lot of structural alterations. A streamlined, contemporary rear extension was added, with lots of glazing, to create a large, light filled, open plan Kitchen and Dining social space. This was coupled with extensive interior remodelling + major landscaping to improve all the accommodation throughout.

We worked closely with the clients to establish a more modern look for the rear extension, where we tried to complement the original building while ensuring the new design was bang up to date. This is an approach encouraged by SPAB – The Society for Protection of Ancient Buildings. SPAB’s approach is ‘Good new design to complement the old…’

Key design features to this Contemporary extension are the slim frame, super wide sliding aluminium doors with wrap around corner glazing + dummy blanking panels + dark blue brick plinth + floating render margin + single ply membrane flat roof with tapered edge and large overhang – this helps with summertime overheating + also helps the thick, super insulated roof not look too clunky. Luxury German kitchen supplied and fitted by Square Kitchens.

The house is located in Netheredge Conservation Area, with an Article 4 Direction in place, which means all Permitted Development rights have been removed by the local authority. A pre-application planning enquiry was made at an early design stage to obtain feedback from the planners before proceeding fully with the design.

A challenging project that pushed the boundaries, we think the result is stunning and was well worth the extra effort from all involved.

Problems Solved:

Creative remodelling to form new internal layouts + difficult Planning Permission process + Building Regulations + structural co-ordination. Special thermal calculations were also required to ensure the large amounts of glass were permitted
