The Vision: Side Extension & Ground Floor Remodel

This home transformation project, initiated during the Covid pandemic [with those interesting remote design meetings via Teams!], involved a multi-faceted approach:

• Side Extension: A new suite of modern, accessible rooms for the entire family, including a stylish wet room.
• Ground Floor Remodel: The rear of the house was transformed into a spacious, open-plan kitchen and dining area.
• Landscaping: Extensive exterior landscaping enhances accessibility and unifies the indoor and outdoor spaces.

Sustainable & Eco-Conscious Design Choices

We used reclaimed stone from old Yorkshire mills for the extension’s exterior walls, adding a unique touch of history and sustainability. Throughout the project, we prioritized bespoke, made-to-measure designs and eco-conscious materials:

• Solid Limecrete Floor: With underfloor heating, this provides warmth and energy efficiency.
• Cork Wall Insulation: Helps retain heat and reduce drafts while allowing the building to breathe.

These natural materials not only enhance the home’s energy efficiency but also reduce its environmental impact.

Overcoming Technical Challenges

This home transformation project presented a few unique challenges:

• Sewer Location: The extension was built over a public sewer, requiring specialized piled foundations and approval from Yorkshire Water.
• Boundary Wall: The proximity to a retaining wall meant we had to adhere to the Party Wall Act.
• Conservation Area Regulations: The home is in a conservation area with an Article 4 Direction, removing permitted development rights. However, our high-quality design was readily approved by Sheffield City Council’s Planning and Conservation teams.
