2 storey side extension + communal entrance front extension + conversion to an existing semi-detached house. Located in the west end of London. The conversion essentially changed the function of a single dwelling into a block of 4 self-contained, Luxury London HMO Apartments. Technically the building is still classified as an HMO. A HMO is a House in Multiple Occupation, where the building is split into smaller separate rented units, with shared communal spaces. Planning Permission was not required for the HMO work, this was completed under Permitted Development rights.
The target market were young professionals who desired high quality, boutique accommodation. Each apartment is oversized above the bare minimum permitted under the regulations. This creates nicer spaces for the occupants + also generates a higher rent, this provided a better Return on Investment with less risk. Every flat has an independent Living Area + Kitchen + En-suite Bathroom + separate electrical, lighting + heating systems.
All flats were let out in record time as they are highly desirable and sought after. This was partly achieved by using creative architectural design and premium materials and finishes for the interior design scheme. Such as genuine marble + stone travertine tiles + walnut natural wood grains + wood effect luxury vinyl tiles.
The client is a London property developer who completed the project as part of an investment portfolio. Even though we are located in Sheffield this was not an issue as our system of remote working + regular communication helped deliver the project successfully. Part of the attraction of working with a Sheffield architectural practice is that our fees are usually cheaper than our London competitors.
