Our prices offer the best value for the level of service that we provide – this is far higher than most, if not all, of our competitors. Our rates include our tried and tested method, which includes:

- Our ability to really listen to you and understand what you want to achieve with your space and your budget. We will offer creative and practical options to ensure the final build is everything you dreamed of, and more. You will be fully consulted throughout.
- Detailed and thorough drawings, which ensure the builders can deliver what has been planned and agreed.
- Our meticulous attention to detail and our very high expectations of the standard of work, ensure you can relax knowing we are treating your build with the same importance we would as if it were our own home or place of work. This means we’ll spend a decent amount of time on your project getting things right, we won’t be cutting corners.
Our proven method offers significant long-term value + benefit to you, the customer, throughout the life of your project. This means your designs are as unique as you are. Everything will be clear + easy to understand, will be priced accurately + your project easier to build with less errors + late changes on site = less hassle + less time overall.
All quotes are issued in writing, usually within one week of initial discussions. As we are not VAT registered this helps you keep your costs down.
All jobs begin with an Initial Design Consultation, after which you can decide between two packages, depending on the amount of of involvement you wish us to have in your project. You can also ‘bolt on extras’ if you wish to pick + mix between these different package options – all this will be discussed at your Initial Design Consultation, so you can pick the best option for you.
Initial Design Consultation
£425 * one off fee – a meeting where you share your project vision + we give you insight about how to make your vision a reality
- With over 28 years of industry experience we’ve seen a lot of things and made a few mistakes. We’ve learnt from this and want to share this knowledge with you, so you don’t make the same mistakes.
- An opportunity to talk about your ideas with a professional, no matter how crazy you may think they are. We will listen to your story and seek to understand your unique circumstances and requirements. We will help show you how your project will make a positive difference to your life. Each project and the people involved are different.
- Provide creative design ideas, explore different options and alternative approaches for a range of solutions. These are sometimes sketched out and a very basic set of drawings are created. These visual ideas help you understand how your project may come together and could be used to inform later design work.
- Talk to you about how much a project may cost in very rough figures vs. your budget + highlight other expenses and fees you need to consider, such as other taxes and professional consultants. We are able to share pragmatic advice about how you can manage and control your costs.
- Identify the key risks that may impact your project and work out how to proactively reduce these risks.
- * £425 one off fee only applies if you are located within one hours travel and also depends on your project size and complexity.
- If you choose to accept our quotation and we continue to work together on your project we always deduct the cost of the Initial Design Consultation off our first future invoice.

Basic Package
Two part, variable fee + part fixed fee for design and drawing service, up to council approvals only, you manage the build process
- Good value for money option if you are familiar with the construction process.
- All jobs begin with an Initial Design Consultation after which you can decide if this is the best package for you.
- You will need to manage the costs and construction process on site.
- Basic drawings, including technical design and mini-specification only provided, enough for a competent builder to work from.
- Technical design means developing the initial concept into a set of working drawings that can be used for costing and construction.
- Includes preparation and submission of Planning and Building Regulations packages to local authorities.
- Black and white 2D drawings only.
Advance Package
Everything described above in the Basic Package, plus full project management and construction delivery, in conjunction with a reputable local builder
- Best value for money option as this should save you even more hassle, time, money and stress in the long run.
- All jobs begin with an Initial Design Consultation after which you can decide if this is the best package for you.
- Fully detailed, comprehensive pack of drawings and specification, including electrical and lighting layouts and finishes drawings.
- Colour images in 2D and 3D to assist with visualisation.
- Sometimes two or three design options are provided to help you see alternatives before a final scheme is agreed.
- More opportunity for design changes.
- Digital 3D model of your project, in basic form, that you can walk around to help visualise the forms, spaces and sizes. Free 3D model viewer included. Available for iPad and most other devices.
- Still includes organising quotes and co-ordinating other vital professionals, such as Structural Engineers, Surveyors and other specialists etc.
- Help with Party Wall Act notices and assistance, including appointment of a Party Wall Surveyor if required. More information on the Party Wall Act can be found here.
- Establish short list of local reputable builders and obtain prices [tenders] for the project.
- Appointment of builder and use of an industry standard building contract.
- Management and control of costs.
- Certified paper trail / records kept of all changes and payments.
- Regular site inspections, site meetings and reports.
- Minimum involvement from you until the project is completed.

Customisable services to suit your budget
- Consultancy services. Such as checking work by others, performance and techncial reviews, and designing remedial works to help rectify things that might not have been built correctly.
- Bespoke drawing services. Usually used by specialist sub-contractors to provide high quality, professional product or system drawings and construction / fabrication drawings.
- Quick speculative digital sketches to help you establish if you wish to proceed with a fully designed project.
- Colour and 3D images – useful for complex projects.
- Extra design options to provide you with alternatives so you can decide on the best one before a final scheme is agreed.
