Over the last few months we’ve been working on a commercial scheme in Doncaster that involves a separate self-contained office unit extension to a boxing club. This has been quite a challenging and interesting scheme as Planning Permission was obtained in 2004 by another architectural firm. The Clients then poured the concrete foundations so that the Planning Permission didn’t expire and the site has been left vacant ever since. Ikonografik were commissioned in 2016 to investigate if other types of development such as residential was feasible. A pre-application planning enquiry was made and the council suggested that residential probably wasn’t the best type of development although it wasn’t ruled out entirely.
With this information the Clients chose not to pursue residential development but to continue with the current approved scheme. At this point we identified that the old design could be further improved by inserting a new floor and staircase into the same building shell thus doubling the lettable floor space. We also reconfigured the layout to improve the amount of natural light, general room positions and the flow of people using the building. Externally we added in more windows to increase daylight and replaced harsh industrial type materials with softer more sensitive materials. As a result of the changes we had to submit updated plans to the planning department and they were promptly approved. The planning case officer even went on say that the alterations would have a positive impact on the appearance of the building. We are now working up the technical design ready for Building Regulations approval.
